How can I submit a rental application?
All occupants that are over 18 must apply online at www.platrealty.com. Each applicant must pay the application fee, and all application fees are nonrefundable.
Is it possible to apply for a property that I haven't viewed?
Yes, you need to send complete an online application for any property we manage, whether it is has been viewed or not. We understand that you may not have time or ability to view the property. In this case, you could arrange for a friend or family member to view the property on your behalf. All application fees are nonrefundable for any reason.
It's important to see the property instead of only looking at the photos. The photos serve as an approximate representation. Applicants should check whether the property matches their expectations and needs.
How can I visit a property?
Call our office at 972.704.3787 or contact us through the contact page. After receiving a request, we'll contact you regarding a property viewing. Our goal is to make sure you'll find your dream home.
Do I have to sign a lease?
Yes, you have to sign a lease online or offline by appointment. Most of our properties require a 12-month lease term.
What is your security deposit policy?
The Standard Security deposit is one months' rent. You need to pay the full amount within 24 hours of signing your lease agreement. If the applicant credit score is less than 650, the application may be denied or considered with a higher security deposit, but this is not a guarantee.
How do the rent payments work?
Your rent is due on the first day of every month and payable through the tenant portal only. Please note that cash payments are not accepted due to security reasons.
When do you increase the rent?
Rent increases usually happen after the lease term expiration. Of course, it isn't always increased. Our analysis accounts for the property owner's requests and relevant market conditions.
Can we continue the lease on a month-to-month basis, after the initial term expires?
If your lease term expires during the months of April-June, our owners will not approve any month-to-month extensions. All other months are at the sole discretion of the property owner.
What could I do to waive the late rent fees?
We aren't able to waive any late rent fees. Our late charge policy complies with Fair Housing Laws. That means we have to treat all tenants equally.
What happens if I can't pay the rent on time?
Immediately call our office. Failing to communicate could lead to an eviction.
Am I allowed to have a roommate?
No roommates are considered.
What kind of situations are emergencies?
If you are experiencing a true emergency, please call 911. Emergencies threaten human lives and/or cause property damage.
What's the pet policy?
The pet policy depends on the terms in each specific lease agreement, and all pets are case by case. When you already have a pet and you want to add an extra one, please call our office first. We will process every request separately depending on the lease terms.
Can I change the locks?
No, that would violate the lease agreement terms. If you are experiencing a lockout, you can contact the property manager, and if a locksmith is required, all costs are tenant’s expense.
Do I need renters’ insurance?
Yes, all tenants are required to have renter’s insurance before moving in and during the length of the lease term. You must show a renters insurance confirmation before getting the keys.
How do I report needed maintenance?
All maintenance requests are required to be submitting through the tenant portal. We do not accept any maintenance through general email or over the phone.
