How leasing program works?
Affordable. We are one of the most affordable property management companies in the leasing market. We have been leasing and managing properties in Dallas and Collin County since 1999.
Commission Split. We pay 50% of what we charge you to the other agents to find a tenant. We charge one full month rent for the first time leasing. We can do it for 50%, 75% OR 100 %of first Month rent, but remember we will pay only 50% to the other agents, it may take longer time to find a tenant. We recommend to pay 100% for the first time. We will explain it when we meet you in person. Do not try to save on the commission to lease. our experiance is, more you pay to the other agent, the faster it will lease!
What we do. We do most of the work! Yard sign, Secured Key box, (we don't use number locks for safty reasons) MLS, multiple pictures in Realtor.com, Plat Realty website and many other websites, taking appointment by professional Showing Servcie Company etc.
Screening Tenants. Once we have an applicant we will do a credit check, employment verification and rental history etc. to make sure we are getting a good tenant up front. Then we will go through the lease with tenant and landlord.
Payment. Landlord will pay our fee only after we have a tenant. Landlord will not pay any fee before we have a tenant.
Managing Property. Collecting the rent, sending statement every Month. Inspecting the property, Making sure the HOA and other local codes are fulfilled by the tenants etc. If there is any repairs, we will do it and send the invoice. There are no other fees for repairs other than the actual cost.
Reserve. You don’t have to keep any reserves with us for repairs. (Most of the competition ask for reserve fund with them for repairs and also they charge 5% to 10 % of repairs as administrative fee) They charge 10% to 12% of the rent as Monthly management fee.
We represent landlords for insurance and Small Claims courts if necessary for a flat fee of $100/ Visit.
Savings. Most of our landlords save an average of $1,000.00 to $1,500.00 a year on management fees for the same service!
How Fast we lease? We will list your house in the MLS within 24 hours of the leasing agreement. Most of out proeprties lease within 15 days. It depends on market timing and condition of the property and asking Price. We want to make sure the property is leased ASAP.
Vacant fee. There will be no charges on landlords when the properly is vacant. Most of the companies charge fee on vacant properties.
Referrals. We are happy to provide referrals up on request as many as you want!
